Two years ago, I sat in a seminar at North Carolina State University on multifamily real estate.
At the time, I genuinely thought I had real estate figured out.
My residential portfolio was appreciating at ~20% year over year, and on paper, net worth was approaching $2M.
Because despite the rising valuations, one thing was missing:
Cash flow.
In reality, I wasn’t financially free.
At that seminar, I heard about something that honestly made me uncomfortable:
“Pooling money with other investors to buy large apartment communities.”
My immediate reaction? No way. Why would I trust my money with people I don’t even know?
So I did what most people do – I ignored it. For months.
I kept chasing other strategies, Nothing solved the real problem:
→ Lack of scalable cash flow
Then I came across a multifamily course by Grant Cardone. That’s when things started to click.
A few lightbulb moments that changed everything for me:
1. Scale changes the game
If one home gives $100/month…
100 units in an Apartment complex = $10,000/month.
Same concept.
Completely different life.
2. Economies of Scale
Single-family:
→ 10–12% property management
→ Constant headaches
→ Still “on call”
Multifamily:
→ 6–8% management (sometimes less)
→ Full professional teams
→ You manage the manager, not tenants
Of course the biggest mindset shift wasn’t numbers.
It was this:
→ You don’t need to do everything yourself to win
→ You don’t grow alone
Finding the right team matters more than trying to control everything.
Since then?
It’s been more than just investing.
It’s been personal growth.
New levels of thinking. New circles. New standards.
If you’re reading this and thinking:
“I’ve only ever invested in Single family or townhomes…”
“I’m not sure how I feel about investing with others…”
“I want more passive income, but I don’t want another job…”
You’re exactly where I was two years ago.
And sometimes, the next level isn’t about working harder…
It’s about thinking bigger and not doing it alone.
Here’s the truth:
The right deals can give you:
→ Passive income
→ Tax advantages
→ Long-term appreciation
→ True diversification
But only if you understand how to play the game differently.
If you’re curious what that could look like for you…Let’s talk.
